Estoppel Requests

 

ESTOPPEL LETTER FEES AND POLICIES

 

  • When requesting an estoppel letter you must provide us with all of the following:
  1. The name of the creditor/Association.
  2. The name of the owner of the property.
  3. The street address of the property.
  4. A signed authorization from the current owner.
  5. The name of the third party requesting the estoppel letter.
  6. A check of $250.00 made payable to Parkline Management, LLC
  • We will not proceed with any of the work until all items listed above are received.
  • Pursuant to Florida Statutes 718.116(8) and 720.30851 we have 15 days after receipt of all items listed above to provide the estoppel letter. We follow a first come first served principle and we do not accept additional fees for expedited service.
  • We reserve the right to charge additional fees if a claim of "safe harbor" or other claim of exemption is involved or if we spend extra time on the project for any reason including difficulties in obtaining the necessary items to process your request.
  • Estoppel letters are only 'valid for thirty (30) days and will include additional assessments that will become due during that period.
  • Estoppel letters do not constitute approval of sale by the Association. It is the prospective transferee's responsibility to contact the Association directly to determine what approval process, applications and fees may be involved with approval of the transfer of the property.
  • There may be more than one Association that has the right to assess a property and you may need estoppel letters from other Associations that we do not represent.
  • Estoppel letters are only issued to third parties and do not relieve the current owner of liability for amounts owed before the transfer of title even if we make an error as to amounts due.
  • An owner who is requesting a "payoff" on his/her own account should make that clear as this is not an "estoppel" request. The requirement of pre-payment of any fee for preparing a restatement of the account for the owner does not apply. Likewise, the statement of the account contained in, any correspondence addressed to the owner cannot be relied upon by third parties.
